Central Wilma has the most transactions but also the lowest median price, albeit similar to West Wilma. It is due to a lower average size of properties in the Central district. Price per sq ft is usually lower in West Wilton Manors. The East side of town is the most expensive part of town. Central district has the most expensive properties of any: those are the large new homes built after 2005 right off Wilton Drive. Some are close to $1 million.

Waterfront homes carry on average a premium of 44% over non waterfront properties and in West and East the premium is close to 50%. While only 20% of homes sold in 2014 were waterfront, the long term trend is 25% on average. Wilton Manors IS the “ISLAND CITY” for a reason….
Only 9% of non waterfront homes sell above $500,000 while 33% of waterfront homes sell above $500,000.

50% of homes sold in 2014 had a pool. Pool homes sell an astounding 38% higher on average than non pool homes and in East Wilton Manors, that number climbs to 47%! This is due probably in part to the fact that upgraded homes are more likely to have a pool than properties which need TLC. Yet it is also due to Buyer’s preferences for pool homes.  
In $   terms, a house without a pool sells $87,500 higher in the West, $111,000 higher in Central Wilma and a stunning $165,000 higher in East Wilma!! Based on those numbers, Buyers who are willing to go through the (substantial hassle of buidling a pool) can probably save A LOT OF money!
Only 14% of pool homes sell below $300,000 while 54% of non pool homes sell below $300,000. Homes without a pool also did not fetch prices above $500,000 in 2014 (with one exception)  
Below, you will also notice that 3 bedroom homes are the “norm” in Wilton Manors (65% of inventory sold), that homes with a 2 car garage only represent 14% of home s sold and that most properties in WIlton Manors date back 1950 til 1969 (also read our section on Wilton Manors history)
